Application Procedures

Thank you for choosing Tiber Realty Group, LLC. your place to locate a new home. The following instructions have been developed to assist you in the application process and to help ensure that all prospective applicants are treated equally. Please read the instructions and policies carefully and let us know if you have any questions.

THE APPLICATION PROCEEDURE:

To apply for a rental unit, please follow the “Apply Now” link on the property listing on our Rental Listings page. Applications are accepted strictly on a first come, first serve basis. In the event that a property receives multiple applications, the first application from a fully qualified applicant will be accepted. Applications are not deemed received until applications from all adults to be living in the property are received together with application fees. Applicants will be provided Housing Provider’s Disclosures and a provisional acceptance shortly after submitting their applications and will then be given 24 hours to make a non-refundable deposit of one month’s rent. If the deposit is not received within 24 hours, the property will be placed back on the market for rent and will be re-rented. Applications submitted without the required fees will be considered to be incomplete. In the event an application is submitted with all fees and deposit but is thereafter not approved, the deposit shall be refunded.

Each adult intending to occupy the premises will need to fill out an application and submit the required application fee. The names of all adults permitted to occupy the property will be included on the lease.

A $50 non-refundable application fee shall be submitted with each application.

All adults are required to provide a valid picture ID issued by a state or local government. Applications are also required to submit proof of employment and income (e.g. a recent paycheck stub and/or letter from your personnel department), and a rental reference. We accept all forms of income.

THE RENTAL PROCESS: – Qualifying for a Rental Property
The qualifying applicant will meet the following criteria:

  • Annual income will be equal to or greater than 40 times the monthly rent for non-subsidized tenants
  • Credit history must be acceptable with a minimum FICO score of 660, with no outstanding collections, liens, judgments or late payments 30 days or more for the past two years. A copy of your credit report will be obtained from Experian.  You may obtain a free copy of your credit report by visiting https://www.experian.com/lpt/credit-score-tmpl.html or by calling 1-888-397-3742.
  • Total monthly debt must not exceed 36% of the applicant’s monthly income
  • A nationwide check of the landlord/tenant court records will be performed to establish that no suits filed by a prior landlord within the past 3 years have resulted in a judgment for the landlord
  • An acceptable rental reference must be provided

Some of our owners will accept co-signors. A co-signor will be accepted when the applicant(s) income falls within 80% of the required income. Co-signors are not accepted to strengthen applicants with credit-related issues.

FAIR HOUSING:

Tiber Realty Group, LLC strongly believes in the values of Fair Housing and conducts business in strict accordance with Federal and District of Columbia Fair Housing Laws.  Tiber Realty will not refuse to rent a rental unit to a person because the person will provide the rental payment, in whole or in part, through a voucher for rental housing assistance provided by the District or Federal government.

CRIMINAL HISTORY:

All applicants are offered an opportunity to rent our properties and a criminal history will be obtained as a part of processing the application. This offer may be withdrawn based on an applicant’s pending criminal accusation or criminal conviction history that occurred within the past 7 years for offenses listed in the Fair Criminal Record Screening for Housing Act of 2016 for individuals over 18 years of age and who will reside in the rental unit. In the event that Tiber Realty Group, LLC finds evidence that the applicant’s criminal history disqualifies the applicant, then the applicant may provide evidence demonstrating inaccuracies within the applicant’s criminal record or evidence of rehabilitation or other mitigating factors. Such evidence may include evidence of errors in the criminal background report and evidence regarding the applicant’s rehabilitation and good conduct since the occurrence of the criminal offense.
